Renting a chalet or apartment in Chamonix: areas, prices and traps
A rental in Chamonix is judged on its address, not its photo. The areas and what they mean, the starting prices published in 2026 and why they do not make an average, the tourist tax on furnished rentals, fees and the deposit, and ten questions to ask before signing.

Renting a chalet or apartment in Chamonix is often the best deal for a family or a group: space, a kitchen, a ski room, and a price per person that drops with the number of guests. The trap lies in the word "Chamonix", which in listings covers a whole valley, from Vallorcine to Les Houches.
Here is which area to choose for your stay, what the prices published in 2026 are worth, the fees that come on top, and the questions that avoid nasty surprises. Hotels are covered in our guide to Chamonix hotels.
Chalet, apartment, residence or gîte: which should you choose?
| Type | Who it suits | Drawbacks |
|---|---|---|
| Chalet | a family or group of 6 to 12 people, living together | high total price, a car often useful, cleaning and heating to check |
| Apartment | a couple, a small family, skiing on a controlled budget | less space, noise in the building, sometimes limited ski storage |
| Tourist residence | a short stay, reception, pool or lockers depending on the address | extra fees, location sometimes far from the centre |
| Gîte | a quiet, independent stay in a village setting | awkward transport, linen and services sometimes extra |
For a ski week without a car, an apartment in the centre or Chamonix Sud remains the clearest compromise, as long as you check the noise and the gear storage. For a large group, Les Praz, Les Pèlerins, Les Houches or Argentière offer more space, adding transport and parking to the budget.
Which area should you choose for a rental?
The centre, around rue Joseph-Vallot, rue du Docteur-Paccard and rue du Moulin, puts shops, restaurants and buses within walking distance. It is the best choice without a car, at the price of evening noise, difficult parking and the highest rates. "Centre" does not mean "at the foot of the slopes".
Chamonix Sud is within walking distance of the centre and close to the Aiguille du Midi. The area is full of studios and one-bedroom flats in buildings of very variable quality, with parking sometimes advertised as available when it is paid or limited. An apartment there was listed from €440 on the tourist office website.
Les Gaillands and Les Pèlerins, to the south, are more residential and quieter, with more space. The trip to the centre becomes noticeable depending on the address, and a car helps for shopping and gear.
Les Praz is sought after for its chalets and access to La Flégère, in a residential setting.
Argentière is a village apart, at the foot of Les Grands Montets, without the centre's restaurants on foot. Les Houches, a separate municipality at the entrance to the valley, offers more space for less money. The profile of each area is in our guide to choosing where to stay in Chamonix, and the atmosphere of each village in our page on the valley's villages.
Les Praz, the chalet area: a residential setting, La Flégère gondola within walking distance, and the train to reach central Chamonix. Ideal for a group that wants space without leaving the valley.

| What is shown in 2026 | Starting price | What you can conclude |
|---|---|---|
| Apartments, tourist office website | €440 to €1,258 | duration varies by listing |
| Chalets in Chamonix, tourist office website | €830 to €4,560 | the gap reflects capacity, services and period |
| Chalets in Les Houches, tourist office website | from €1,850 | real interest for large groups |
| 12-person chalet, outside the festive season | €4,600 to €8,400 a week | the price of a dated week |
| The same chalet, New Year | €9,400 a week | the order of magnitude of the peak |
An agency also showed, in Les Praz, an apartment for 4 to 6 people from €200, an 8-person chalet from €410 and an 8 to 10-person chalet from €800, without stating the duration or the season. These amounts cannot be converted into weekly prices.
Be wary of the "from" price, which is not an average: it applies to an off-peak date, a minimum stay or a promotion. To compare, insist on the price of the same week in January outside the holidays, in February, in July and in August, fees included.
How much is the tourist tax on a rental?
| Accommodation | 2026 tax, per person per night |
|---|---|
| 1-star rated furnished rental | €0.80 |
| 2-star rated furnished rental | €1 |
| 3-star rated furnished rental | €1.70 |
| 4-star rated furnished rental | €2.60 |
| 5-star rated furnished rental | €3.60 |
| Unrated accommodation | 5% of the nightly price |
For a group of eight adults in a three-star furnished rental, the tax comes to just under €100 for seven nights, on top of the rent. It is collected before departure; exemption rules and the exact calculation for unrated accommodation should be asked of the owner.
Which fees come on top of the displayed price?
- end-of-stay cleaning;
- bed linen and towels;
- a baby kit;
- parking, private or not, covered or not;
- booking or platform fees;
- heating or energy, for some packages;
- the tourist tax;
- cancellation or damage insurance;
- pet supplements;
- the security deposit.
No single practice applies to the whole valley: deposits, card pre-authorisations and late arrival fees vary with the agency, the owner and the platform. A listing that says "deposit included" without a figure does not let you assess the real cost.
How do you avoid location traps?
Ask for the address, or at least the street, before paying. A "Chamonix" listing can be in Les Houches, Argentière, Les Praz or Les Gaillands. Ask for the walking distance to place de l'Église and to the lift you are aiming for, the real time in winter with boots and skis, and the time of the last bus.
Chamonix does not have one ski area but several: a chalet close to Le Brévent is far from Les Grands Montets. "Close to the slopes" means nothing without the name of the ski area. The valley map is in our piste map guide, and the distances between villages in our map of Chamonix.
Be wary of orientation too: a mountain view does not guarantee sun. A north-facing façade or a hemmed-in building can stay cold and dark in December and January, and listings almost never give the hours of sunshine. Finally, ask whether the windows face the road, the type of glazing and the floor.
Les Houches, more space for the same budget: chalets there are listed from prices well below Chamonix's, with a Mont-Blanc Express station and the Les Houches ski area in the village.

In outlying areas, arriving after the agency closes can mean a key box, a deferred check-in inventory, a supplement, collecting keys in another village, or no handover that evening at all. These conditions are not centralised anywhere.
Get the procedure confirmed in writing if you arrive after 8pm, especially on a winter Saturday, the changeover day when the valley roads are packed. Real journey times are in how to get to Chamonix and our Geneva to Chamonix page.
When should you book a rental for winter 2026-2027?
Well-located large chalets and family apartments disappear first for the February holidays, the peak demand of the French, Swiss, Belgian and British holidays. Christmas starts around 19 December 2026 according to the school calendar, and summer 2027 will be the second big peak, especially for large chalets.
If your dates are fixed, book now with flexible cancellation; otherwise aim for a week in January outside the holidays or in March, which are easier to find. The seasons are compared in when to go to Chamonix.
Book Christmas week: the holidays start around 19 December 2026, and large-capacity chalets go first. Compare the rentals available in December now.

Often, from four or five people. An apartment with a kitchen cuts part of the food budget, a heavy item in Chamonix, and a chalet shared by eight or ten works out cheaper per person than several hotel rooms. For a couple, on the other hand, cleaning, linen and tax weigh more heavily on a short week.
Do the full calculation: rent, fees, tourist tax, groceries, parking and lift passes. A lift pass booked with your accommodation gets a 20% discount for 2 to 9 days, see our lift pass guide. In between, some hotels also rent apartments or chalets with their services: the Heliopic opposite the Aiguille du Midi, the Hôtel de l'Arve on the river, and the Labrador on the Les Praz golf course.

Argentière for serious skiers: apartments and chalets at the foot of Les Grands Montets, a quiet village, a station and buses to Chamonix. The right choice if skiing comes before evenings in town.
